Provide all labor, materials, equipment, tools, transportation, insurance and services for the abatement of known ACM.  The proposal project is non-structural demolition work on Level 6 consisting of walls, ceilings and floor finishes, MEP cutting and capping and demolition. This is a remediation project for Level 6. Restrooms to be demolished. Vertical circulation consisting of existing elevators and exit stairs to remain. No new mechanical equipment or system to be installed for this phase of work. Per the Citadel EHS Survey Reports dated May 26, 2016 and October 3, 2023, indicate that Asbestos Containing Materials (ACMs), ACCMs, and Presumed ACMs are present in the Survey Area. In addition, the survey revealed the following results:  Lead-Based Paint (LBP) was found to be present.  Suspect PCB/DEHP containing equipment was identified in the Survey Area.  Universal/Electronic Radioactive Wastes were identified in the Survey Area.  Ozone Depleting Substances were identified in the Survey Area.

The proposed project is an interior tenant improvement within Suite 1600 at UCLA's Wilshire Center and will be managed in two phases. The contractor is to provide all needed labor, materials, equipment, tools, transportation, insurance, and services to renovate the 16th floor as show per plans and specifications--approx.16,711 SF. The scope of work includes demolition and removal of the existing office work stations, minor alterations to existing office layout including electrical and mechanical alterations and new finishes in suite 1600. Minor modifications to existing fire alarm and fire sprinkler systems (via deferred submittals) will also be made to support the newly reconfigured space. Project will impact known asbestos materials.

Provide all labor, materials, equipment, tools, transportation, insurance and services for the abatement of known ACM and Non-Structural demolition on Level 16. Work consists of abatement/demolition of all fireproofing, floor finishes, ceilings, ceiling tiles including the grid and HVAC Ductwork back to point of connection to vertical riser and air handling unit as shown and described in the permitted drawings date January 22, 2024. Per the Citadel EHS Survey Report dated August 19, 2022, it indicates that Asbestos Containing Materials (ACMs) and Presumed ACMs are present. It was also found that building components and/or coatings containing lead-based paint are present in the Survey Area. Furthermore, fluorescent tubes, light ballasts, Universal/Electronic Radioactive Wastes and Ozone Depleting substances were also identified in Survey Area.

Scope of work includes new non-load-bearing interior partitions, tiled walls, doors, ceilings, mechanical, electrical, plumbing, lighting, and finishes. Work will be performed off-hours. No hazardous materials were identifed, so remediation is not required.

Upgrade VAV Controls from Pneumatic to DDC on parts of Floors 2 and 4 through 9, per specifications, in the UCLA Westwood Center Building located at 924 Westwood Boulevard. Work will occur on parts of 7 floors AS SHOWN ON Floor Plans (in the Bid Documents). The new DDC Control System must include manufactured parts that integrate with the newly installed Tridium Framework BMS System. This project will provide a new condenser water loop system to the 924 Westwood Center Building. The new system will be compromised of closed-circuit fluid coolers on the roof with pumps and a looped piping distribution/ recovery system. Condenser shall be piped and pumped to a riser located in the building supply/return air shaft with points of connection stubbed out on Floors 2 through 10.

The proposed penthouse roof replacement would demolish, repair, and/or replace the existing roof finishes for the UCLA Wilshire Glendon Penthouse Roof. The scope of work may include demolition of all existing roof systems down to the existing deck, installing new roof membranes, flashings, walkways, sheet metal for various purposes, and clean and coat vertical walls above counter flashing. If required, dispose of lead-based paint on the vertical walls and repair/modification/relocation of MEP Equipment as necessary to complete work and meet necessary waterproofing and environmental requirements.

The scope of work includes new non-structural interior partition walls, toilet stall partitions, ceilings, electrical, plumbing, lighting, and finishes. Minor modifications to existing fire alarm and fire sprinkler systems (via deferred submittals) will also be made to support the newly reconfigured spaces. Work will be performed off-hours and dust will be controlled with sealed plastic sheet barriers, as necessary. Ceramic tile containing lead was found in these restrooms, so requires use of OSHA remediation procedures during tile removal. No asbestos was found.

Renovate and make fully-accessible two men’s and two women’s restrooms on the 2nd and 5th floors of 100 Medical Plaza, impacting about 1,000 ASF total. Within the restrooms, the scope of work includes new interior partitions, doors, ceilings, plumbing, lighting, and finishes, with minor modifications to existing fire alarm and fire sprinkler systems (via deferred submittals). Install two new drinking fountains in the elevator lobby on 2nd and 5th floors, impacting about 10 ASF total. This scope of work includes demolition, alcove and floor wall finishes, assembly and plumbing. Per the LIMITED PRE-RENOVATION HAZARDOUS MATERIALS SURVEY REPORT, dated 12/27/2021 lead and asbestos are present at the project site and require use of OSHA remediation procedures during door frame and mirror removal. Demolition of these materials require coordination with and oversight of an Environmental Consultant.

The project is to segregate the life safety and the optional standby power loads, such as telecom rooms and freezer/ refrigerators. This will be achieved with the installation of two (2) new branch breakers on the existing emergency generator system, installation of new panelboards and transformers to allow segregation of these loads. The following plans will be the contractor’s responsibility as deferred approvals; fire alarm, fire sprinkler and structural drawings (concrete pad for transformer).

This work is to include removal of existing walls to room 440-18 the removal the wall to room 440-09 to allow for new IT closet (room 436X). The intent of the project is to create a new IT closet that will serve the 4th and 5th floors of the 100 Medical Plaza building.

As part of this project the contractor will be given all need access and required to utilize the Universities Procore project management software for the duration of the project.

The University has determined that bidders who submit bids on Roof Replacement projects at the UCLA Wilshire Center, UCLA 100 Medical Plaza, UCLA Westwood Center, UCLA Wilshire Glendon, and UCLA Gayley Center buildings with construction costs estimated between $300,000 and $1,500,000 must be prequalified.  Prequalified bidders will be required to have the following California contractor's license(s):  C-39 Roofing Contractor

GENERAL DESCRIPTION OF WORK:  The work for these roof replacement projects consists of partial or complete roof replacement in occupied buildings owned by UCLA.  Bidders will coordinate all trades to complete the scope of work that includes but is not limited to demo of selected equipment, patching of existing penetrations, abatement of any hazardous material, if present, removal of existing roofing system, and installation of replacement roofing system.  Roof replacement projects will be in commercial buildings.  Some existing mechanical and electrical equipment will need to remain.  This equipment will need to be disconnected, lifted / moved while the underlying roof material is replaced, and then reinstalled in functioning condition.  The work will be phased to allow most of the work to be performed during business hours. Work that will impact building systems may be scheduled after hours when the building is not occupied.
